Stratford is mostly new glass
The housing around the Olympic Park and East Village was built from 2012 onwards: tall blocks, large glazed elevations and apartments designed around light. That brings a consistent set of problems, and they are not the ones people expect.
Heat and glare, not privacy
On an upper floor with a south or west aspect, the complaint is almost never that people can see in: it is that the room is uncomfortable by three in the afternoon and the television is unwatchable. That points to a sunscreen fabric with a low openness factor, which reflects solar energy before it enters and keeps the view across the park. A blackout blind in that room absorbs the heat and throws away the view you paid for.
Shallow reveals and lease rules
Modern construction leaves very little depth inside the opening, so a recess fit is often impossible. Add a lease that restricts fixings, and where the blind is fixed matters as much as the fabric. Check what your lease allows before we visit, and we will talk through the fixing options at the measure.
Tilt-and-turn windows
Common in blocks of this type, and the handle projects 40 to 60 mm into the opening. The blind has to clear it through the window's full travel, which means a face fit or a reverse roll. Tell us the window type when you enquire: it changes the system we quote.
Bedrooms are the exception
Everything above argues for sunscreen. Bedrooms argue the other way: with that much glass and street lighting below, a blackout blind face-fitted with a generous overlap is what actually gets you a dark room. Plenty of Stratford flats end up with sunscreen in the living space and blackout in the bedrooms, which is the right answer rather than a compromise.

Working in a managed block

Check the lease first
Some blocks restrict fixings into window surrounds, and a few specify what is visible from outside. Worth a look before we visit: it changes what we quote, not whether we can help.
Tell us about access
Concierge, loading bay, lift booking, visitor parking. Five minutes of information when you book saves an hour on the day.
Uniform appearance
Where a block requires a consistent look from the street, a white or neutral backing satisfies it while you choose whatever you like on the room side.
Whole-flat pricing
One visit to measure, one appointment to fit, and the quote itemised per window.

Frequently asked questions
Check exactly what your lease or managing agent allows before we visit. At the measure we will show you where each bracket would go, so you can check it against your lease before you order.
A solar or sunscreen fabric with a low openness factor, because it reflects the energy rather than absorbing it, and you keep the view. Lighter colours reflect more heat; darker ones give a clearer view out. We bring samples so you can judge both.
Yes, and it is worth mentioning at the enquiry. The blind must clear the handle throughout the window's movement, so it usually means a face fit or a reverse roll.
Yes, along with the rest of E15 and E20. Let us know the block and any visitor or concierge arrangements when you book and we will work around them.
Beyond roughly 2.4 m we would normally split the opening into two or more blinds and motorise them to move together. A very wide single blind sags in the middle and is heavy to operate by hand.
Yes. For let flats we normally suggest a durable wipeable fabric and a robust chain mechanism rather than a delicate finish, and we can phase fitting around tenancy changes.
