Two Barkings, two completely different jobs
The new-build apartments
Barking Riverside and the newer town-centre blocks share a set of characteristics that change what we recommend:
- Very large glazed areas, often floor to ceiling. Heat and glare are the real problem, not privacy, and the answer is a sunscreen fabric that reflects solar energy while keeping the river view. A blackout blind in that room is a wasted view.
- Shallow or absent reveals. There is frequently nowhere to recess-fit into, so the blind goes onto the frame or the ceiling line.
- Leasehold restrictions on drilling, particularly into window surrounds and anything that might touch the building fabric. We talk through the fixing options at the measure so you can check them against your lease.
- Tilt-and-turn windows with handles that project 40 to 60 mm into the opening. The blind has to clear the handle through its full swing, which usually means a face fit or a reverse roll.
If you are in a block with a managing agent, it is worth checking the lease on fixings before we visit: we will work with whatever the answer is, but it changes the system we quote.
The older terraces and Gascoigne stock
Victorian and Edwardian terraces around the Abbey and Eastbury, and post-war flats around Gascoigne. Conventional deeper reveals, sash or replacement casement windows, and the usual pattern of out-of-square openings. Standard recess or face fitting applies, and the measuring guide covers what we check.

A note on very large windows
Floor-to-ceiling glazing raises a practical question people do not always think about: one wide blind, or several narrower ones?
One wide blind
Cleaner to look at, one control. But above roughly 2.4 m wide the tube needs to be substantially thicker to avoid sagging in the middle, the blind becomes heavy to operate by hand, and if anything goes wrong the whole thing comes down.
Several narrower blinds
More controls, and you will see the joins. But each one is light, each can be set independently, and a fault affects one blind rather than the whole window.
On anything genuinely wide we will usually suggest splitting it and motorising it, so the multiple blinds operate together from one remote. We will show you both options and the price difference at the measure rather than deciding for you.

Frequently asked questions
Usually, yes. Check exactly what your lease or managing agent allows before we visit. At the measure we will show you where each bracket would go, so you can check it against your lease before you order.
A sunscreen or solar fabric with a low openness factor. It reflects a large share of the solar energy before it enters the room while keeping the outward view. Blackout fabric absorbs heat rather than reflecting it, so it is the wrong tool for that particular problem.
Yes, and it is worth telling us at the enquiry stage. The blind needs to clear the handle throughout the window's movement, which usually means a face fit or a reverse roll.
It depends on fabric and tube, but beyond about 2.4 m we would normally recommend splitting the window into two or more blinds and motorising them to operate together. Very wide single blinds sag and are heavy to use.
Yes, and the rest of IG11. Parking and access at the newer developments is usually straightforward: tell us the block and any visitor arrangements when you book.
Yes. Multiple flats, HMOs and rental portfolios are all work we take on, and flame-retardant fabrics to BS 5867-2 are available where the building requires them. See commercial roller blinds.
