The Becontree factor

Most of Dagenham's housing comes from one enormous build: the Becontree Estate, put up through the 1920s and 30s and the largest public housing scheme of its kind in the world at the time. That history shapes almost every blind job we do here, in a way that is not obvious until you start measuring.

The houses were built to a small number of repeating types, so in principle the windows should be interchangeable. In practice they often are not, because windows on estate housing of this age have generally been replaced at some point, by different contractors and to different specifications. Two houses built to the same original type can therefore have openings that no longer match.

The practical consequence: never buy blinds for a Becontree house by copying a neighbour's sizes, and never assume two bedrooms in your own house match. We measure every opening in three places. It is also why ready made blinds disappoint so often here: the original size may have been standard, the replacement almost never is.

Replacement uPVC and shallow reveals

Where the new frames sit further forward than the originals, the reveal left behind can be too shallow for a recess fit. In that case a face fit above the opening is usually better anyway: it covers more, blocks more light, and hides a reveal that is no longer square.

Bedrooms and shift work

A large share of what we fit in Dagenham is blackout for bedrooms, and a good proportion of that is for people working shifts who need to sleep in daylight. Worth saying plainly: blackout fabric stops light through the material, but light around the edges is down to the fit. For genuine daytime darkness, a face fit with 60 to 100 mm of overlap beats a recess fit every time, and side channels beat both.

Flats and maisonettes

Where drilling is restricted, check your lease or tenancy first, and we will talk through the fixing options at the measure.

How it works

  1. Call or send an enquiry. Tell us roughly how many windows and which rooms.
  2. We visit and measure. Free, and we bring samples. About an hour for a typical house.
  3. You get a written quote. Itemised by window, with fitting included.
  4. The blinds are made to your sizes. We agree a fitting date with you.
  5. We fit them and clear up. Child safety devices fitted to BS EN 13120 where a chain is used.

Happy with the fly screen installed in one of my bedrooms. It looks very sleek, and I’m very pleased with the installation, communication, and the product itself.

Frequently asked questions

We would strongly advise against it, particularly on the Becontree Estate. The houses were built to matching types but the replacement windows were not, and a 15 mm difference is enough to leave a blind that does not fit. Every opening gets measured.

The fabric will block light through itself completely. Whether the room goes dark depends on the fit: a recess-fit blind leaves a few millimetres of light down each side, which shows up badly in a dark room. For shift work we normally recommend a face fit with generous overlap, or side channels. We will talk this through at the measure.

No. Measuring and quoting are free across RM8, RM9 and RM10, with no obligation to order.

Check what it allows before we visit. At the measure we will show you where each bracket would go, so you can clear it with your landlord or managing agent before you order.

A standard made-to-measure roller in a plain fabric, from around £65 depending on size. We will not push you towards something you do not need, if a room does not warrant blackout, we will say so. See the cost guide.

We fit the child safety device required by BS EN 13120 on any blind with a chain. In a child's bedroom we would suggest going cordless instead so there is no chain at all. See child-safe roller blinds.
